327 Niagara Policies
The following policies are intended to make the work environment enjoyable for all of us. I like policies because they keep things fair (to the extent that fair is possible). If a policy doesn't feel right, let's talk about it. Any changes to the policy, as long as they are for the greater good, are always welcome.
Cleaning up after yourself. Many people share this space and it’s critical to leave no mess behind when using the following areas. No dishes in the sink overnight.
Common Area Usage:
Conference Room: Use of the conference room is to be scheduled and written on the calendar provided on the corkboard. Please be aware of your timing and vacate the room at your scheduled time. Please do not expect the next scheduled person to ask you to leave. When done using the conference room, push in chairs, wipe down the table, close the whiteboard display, and turn off the lights. Please ask to be added to the shared google calendar.
Kitchenette: There is usually coffee in the pot. You may make some if you so desire. Directions will be posted near the machine. Please wipe down any surfaces that you soil while preparing meals. Thoroughly wash any dish that you or your guests use.
Hallways: Walk carefully with your coffee, stains do not come out of the carpet. Do not prop outside doors open, unless supervised at all times.
Rest Rooms: Clean up after yourself…in any way deemed necessary.
Parking Lot
Parking Lot: All tenant’s vehicles must display a proper parking sticker. These are permanent window stickers affixed to the lower passenger side of the windshield. Tenant’s guests may park wherever available but must display a temporary parking pass if they arrive outside the hours of 8:00 am and 6:00 pm.
Your guest(s) may be asked to move their vehicle should there be space lacking for other tenants.
Garbage Bins: Empty personal garbage from the office into the designated totes outside the back door of the parking lot. Green is for recycling, Blue is for trash.
Signage
All signage is subject to final approval by John Krytus but will follow these general guidelines
No signage is permitted in windows, hallways, or walls.
Outside signboard
Each tenant suite may use one sign panel as long as it exists.
You can put whatever you like inside of that panel as long as it is not offensive and fits the general feel of the building.
The only color allowed is called “oyster” according to the NAS Sign Company.
Inside signage is limited to space on each door.
It can be whatever each tenant likes as long as it does not offend other tenants.
Noise
Be respectful of your neighbors and do not talk loudly or use cell phones in the common hallways. Complaints of noise will be addressed if submitted to the landlord in writing with specific details
WiFi Usage:
Please be considerate of bandwidth during high usage times. Therefore, streaming movies in the afternoon might not be the best idea.
Additional Heating and Cooling devices:
Should you wish to have a fridge, fan, heater, or other devices, you may be required to pay an additional fee per month. The fee will be determined based on what kind of machine you are running. Failure to procure landlord permission may result in being back-charged for these items.
Mail
Construction Personnel Group, Inc. will manage mail and receive packages for tenants of 327 Niagara.
If you no longer occupy a space we can maintain your mail for a charge of $50/mth.
If in either scenario your rent is late then we will return the parcels to the sender.
